Terms of Service
These terms describe what you get when you buy from ClientReady, what we're on the hook for, and what stays your responsibility. We've written them the way a founder writes emails — direct, not lawyer-speak — but they are binding when you pay us or use the site.
What's in here
1. Who we are
ClientReady is a trading name of NobleMC BV, a private limited company registered in the Netherlands (KvK 84270616). Founder: Wayne O'Sullivan. Contact: hello@clientready.eu. We trade primarily into Ireland and the wider EU.
2. What we sell
Three product lines, priced up front:
- RTB Rent-Setting Notice Service (€75/notice). You give us the property details; we prepare a section 12 notice using RTB Rent Register data and email you a print-ready PDF. Typically within 15 minutes.
- Free 3-Notice Agency Trial. A PSRA-verified allocation of three notices for licensed Irish letting agents so you can try the service on real properties before you buy volume.
- AI & Security Audits (€399 each). Fixed-scope consulting reviews at a point in time.
- Statutory paperwork packs (€12–€19 range). Editable Word/PDF templates covering GDPR, HACCP, tenancy compliance and similar. Delivered via Etsy or Payhip.
3. Your responsibilities
You confirm that:
- The details you enter are accurate. Wrong Eircode, wrong tenant name, wrong dates — we can only produce what you give us.
- You have the right to serve the notice on the tenant named. For letting agents, that means your client the landlord has authorised you.
- You'll check the PDF before you sign or serve it. We're the drafter of record for the paperwork; you (or the landlord) are the party legally serving it.
- You'll comply with the RTB's service-and-submission requirements — serving the notice on the tenant AND submitting it to the RTB at or before tenancy commencement.
- For audits and packs, you'll adapt the output to your actual business rather than adopting it verbatim.
4. Not legal advice
Read this twice. ClientReady is a document preparation and consulting service. We are not a law firm, we are not solicitors, and nothing we send you is legal advice. We prepare statutory paperwork correctly using RTB Rent Register data and published guidance, but the landlord (or the agent's client) remains legally responsible for the notice actually served. If the outcome matters — a tribunal dispute, a rent challenge, a novel factual situation — instruct a solicitor.
5. Availability & delivery time
The RTB notice PDF is typically delivered within 15 minutes of a successful Payhip payment. This is a target, not a guarantee. During RTB Register outages, Postmark email delays, or planned maintenance, delivery may take longer. If your notice hasn't arrived within 24 hours, email hello@clientready.eu and we'll fix it or refund you.
Audits are delivered on a scheduled timeline stated on the audit page. Paperwork packs deliver instantly on purchase.
6. Pricing & payment
Prices shown on the site are in euro (€), inclusive of applicable VAT where charged. Payments are processed by Payhip Ltd (UK), which acts as merchant of record for our digital goods and handles VAT collection under the EU One Stop Shop scheme. Payhip's own terms apply to the payment transaction itself; you can read them at payhip.com/terms.

7. Refunds & cancellation
Full details are in our Refund Policy. In short:
- Because the notice PDF is a digital service that begins immediately on payment, you waive the 14-day EU right of withdrawal by placing the order (this is called out on the checkout).
- Regardless, we refund in full if the notice fails to deliver, if there's a defect we caused in the paperwork, or if you spot the issue before you serve the notice and we can't fix it fast enough for you.
- The free agency trial requires no payment and can be cancelled at any time — we just delete your remaining allocation.
8. Limitation of liability
To the maximum extent permitted by law, our total aggregate liability to you for any claim arising from our services is capped at the amount you have paid us in the 12 months preceding the claim. For a €75 notice buyer that's €75; for a bulk-buying agency that's whatever you've spent in the year.
We are not liable for:
- Outcomes at the RTB tribunal, including a notice being set aside for reasons other than a document-preparation defect we caused.
- Losses arising from information you supplied that turned out to be inaccurate.
- Indirect losses — lost rent, lost tenancy, lost profits, reputational harm.
- Third-party service outages (Payhip, Postmark, Fly.io, Netlify, AutoAddress, the RTB Register itself).
Nothing in these terms excludes liability that cannot be excluded by law, including for fraud, death or personal injury caused by our negligence, or the mandatory consumer protections you enjoy under EU and Irish consumer law if you're buying as an individual rather than a business. Consumer buyers retain all statutory rights.
We do not warrant that any pack, notice or audit will pass an inspection, tribunal or audit by a third party. Statutory fitness — the question of whether a document works for your specific facts — is your call to make with a qualified adviser if the stakes are high.
9. Acceptable use
You agree not to:
- Reverse-engineer, decompile or scrape the site, the intake form, or the notice-generation service.
- Resell, sublicence or white-label the generated notices without our written permission.
- Bulk-generate notices beyond your agreed allocation (whether free trial or paid).
- Submit false PSRA licence numbers to obtain agency trial access.
- Use the service to prepare notices for properties you have no lawful authority over.
- Attempt to interfere with, overload or gain unauthorised access to our systems.
We may block or throttle traffic that appears to violate the above.
10. Our IP and yours
The site, notice templates, audit methodologies, code and copy are © NobleMC BV. You get a personal, non-transferable licence to use anything we deliver — for your own compliance or your client's compliance in the case of licensed agents — but not to redistribute it. See the IP Notice for detail.
You keep ownership of the information you upload to us. See the Privacy Policy for how we handle it.
11. Suspension & termination
We can suspend or terminate your access if you breach these terms, chargeback a paid order without contacting us first, or use the service in a way that risks us or other users. If we terminate you for a genuine breach, no refund is due. If we terminate you for our own convenience (rare), we refund any unused prepaid allocation on a pro-rata basis.
12. Governing law & disputes
These terms are governed by the law of The Netherlands. The courts of Amsterdam have exclusive jurisdiction over any dispute — subject to the mandatory consumer protections that give EU consumers the right to sue and be sued in their own country. If you're a consumer in Ireland, you can also use the EU's online dispute resolution platform at ec.europa.eu/consumers/odr.
Before anyone goes near a court, please email us. Almost every complaint we've had has been resolved by a same-day reply.
13. Changes to these terms
We update these terms occasionally — usually when we add a new service or clarify a section that turned out to be ambiguous. Material changes will be notified by email to active customers where we have your address; the "Last updated" date at the top of this page always reflects the current version. Continued use of the service after a change constitutes acceptance.
