You landed here because you picked "rent review on existing tenant" on the RTB notice form. That's a section 22 review notice — different from what we do today, which is section 12 rent-setting on new tenancies (the 1 March 2026 rule change with the three-comparables requirement).
Section 22 reviews have their own rules. In a Rent Pressure Zone — which is most of the country after the 2024 expansion — the amount is capped by the RTB Rent Calculator (roughly 2% or CPI-linked, whichever is lower), and the calculation depends on the last rent set, when it was set, and where the property is. Outside an RPZ the math is different again. The notice needs 90 days' written notice before the new rent takes effect. Different template, different math, different serving rhythm.
We could bolt this onto the existing service in a week. We won't, because a botched s.22 review in an RPZ can be set aside by the RTB and cost the landlord years of rent. Not a place to learn on our feet.
Build it properly, verify against the RTB rules, run it past a solicitor before we sell one. Best estimate: shipped next quarter.
